When you sell, the closing number comes down to preparation: a defensible price, a real buyer pool, and a broker who answers his phone. I market apartment communities, townhome portfolios, and mobile home parks across the Carolinas, and I run every sale like it's my own building on the line.
Most owners carry a number in their head. I'll tell you whether the market agrees and show you the math behind it: income, expenses, debt scenarios, and what buyers are actually paying right now. You get the real answer even when it's not the fun one.
Selling isn't always the right move, and I'll be the first to tell you so. We compare what the property earns you if you keep it, what it nets if you sell today, and what a refinance or a handful of targeted improvements would change. Clear answer either way, even when the answer is hold.
Whether you're placing new capital or racing a 1031 clock, the deal you want usually isn't sitting on a listing site. I source on-market and off-market opportunities through CoStar, Crexi, and owner relationships built door by door, and I underwrite every candidate before it takes up a minute of your time.
Rent comps, sales comps, and what's actually trading in your submarket. I track the Carolinas multifamily market constantly, so when you ask what your property would bring or what a fair rent looks like, you get today's answer, not last year's.
Development sites are their own game: zoning, utilities, density, and knowing which builders are actively buying. Through US Developments' development arm I have planners, engineers, and builder relationships in-house, so your land gets in front of people who can actually close on it.
